Buy-Refurbish-Refinance:

The Buy-Refurbish-Refinance Deal is a strategy where an investor buys a completely run down or un-mortgageable property with the aim of adding substantial values to it through refurbishment and thereafter re-mortgaging it to pull out most or all of the money invested. Sometimes, the strategy makes it possible to pull more money out than was invested thus, making this a great way of recycling cash and building large property portfolio quickly. Finished product is either held or flipped as investor may choose.

High Net-yield Buy2Let

This is a case where you buy property that may or may not require cosmetic touch up with the aim of benefiting from good rental yield. Beside the cashflow benefit, investor also stand to gain from capital appreciation.

Although, a rental yield of 7% or higher is generally considered a good yield in UK, we always aim to secure deals with far better deals. Most investors love this strategy know that any money kept in the bank will never give you such return instead, it depreciates in value by the day.

Lease Option Deals

In this strategy, we present secure a deal(s) where our investor exchanges and takes control of the property paying minimal fee to owner but, enjoying immediate rental cash flow with the option to buy/complete in 5 to 10 years.

 

One of the great benefit to this is low initial capital and benefit of immediate cashflow. This deals are hot cakes and usually snatched by quicker investors once we secure and publish them.

R2RSA & R2RHMO

Rent to rent serviced accommodation is the quickest way to build cash flow where you agree to take a property on a long management contract and use it for shortlet business by advertising it in Airbnb, booking.com and other online travel agents.

 

On the other hand, R2RHMO is where you take a property from a tired landlord on a long term management contract, paying an agreed fee to the landlord which still allows you to make some profit. Usually, such property may be an existing licenced HMO or if not will need to be converted to meet compliance and regulation.
